In the framework of a larger master-plan that involves four building sites, each with their own program, that aims to make Heiligenstadt the ideal place to live and work, our office got to compete for two of those sites. One team dealt with living, while the other (this one) dealt with working. To avoid building just another office high-rise, great care was given to the design of the public space on the ground level, and to the look of the towers themselves.

Above the pedestal, a specially characterized layer of space is installed on the ground floor, which ensures efficient integration of the pedestal zone with the vertical structures. This zone is relevant for the quality of stay and intensity of use of public space. The vertical compaction of usable areas enforces an adequate horizontal compaction with regard to the structuring and utilization of the public space, as well as the maximization of the intensity of use in all seasons, on every day, also at night, and in any weather.

Site Plan
Urban living space. The site must generate lively urbanity by itself. Exciting room sequences create a density of experience - a livable city.
Open space. The open space on the ground floor is formulated as a large urban area. The roofscape of the extended spatial layer creates atmospheric and more intimate spaces.
Integration. Optimized and sustainable networking with the urban environment. The proposed cubature is divided into two different but closely related structures. The lower structure creates a pleasantly proportioned street space and clear relations to the street „Muthgasse Nord“.
Design. Changing appearance depending of view and the direction of light. No closed off, mirror-smooth glass body. Instead, characteristic structuring and a feeling of depth.
Microurbanism. The large scale of the skyscrapers is complemented by the small scale of the horizontal space layers. The spatial structure of small scale on the ground floor, which is interwoven with the base zones of the buildings, increases the quality of stay and intensity of use.
Horizontal compression. Specially characterized spatial layer on the ground floor allows the interlocking of the base zone with the vertical structures.
